Selling/renting your empty property

If you decide to sell or let your empty property, you should seek the advice of a reputable estate/lettings agent. They will provide you with help and guidance on how to market your property effectively to achieve the best possible price.

You will also need a conveyancing solicitor to act on your behalf when selling your property you can find a reputable solicitor via the Law Society website.

It is recommended that you contact more than one agent/solicitors to compare the costs and level of service they offer, which will then enable you to make the best choice for your circumstances.

If your empty property is not in a mortgageable condition then enlisting your property for auction with a local auctioneer will still enable you to sell your property. You can also set a reserve price (a minimum amount you will accept). Auctions also have the benefit of a quick turnaround so once the hammer goes down and an offer has been accepted the auctioneer will let you know the expected date of completion, which is often days late and not months. This is also a good option if you wish to sell your property quickly. Some auctioneers may also accept no upfront fees with all costs being paid from the sale of the property, discuss this with the Auctioneer first.
