Working with the LABC to complete a much loved project, converting a partially derelict and inhabitable Church into a 3 bedroom dwelling, our client, reaped the benefits of working with our experienced Building Control Team to complete their project, by meeting and exceeding safety guidelines and tackling problems along the line together to create a revitalised, beautiful home to live in.
With full support from the pre application advice right through to completion, our Building Control Officer, Luke Norton, was always on hand to help our client with a full range of advice including –
- Liaising with the local Built Heritage Officer to help choose styles of bricks for boundary walls and window designs.
- Providing creative solutions for numerous obstacles during the build including fire escapes for the upstairs which included boxing over the tall arched windows to create a fire escape for the Upper levels whilst maintaining the full length of the downstairs windows allowing maximum light into the building. This not only created a fire escape upstairs but did not interfere with the church architecture downstairs
- Giving advice on internal features such as the glass balustrade on the staircase, to ensure the correct kite marked toughened glass was used to meet Building Regulations. This also extended to kite marked glass being used for virtually every piece of glass in the building.
At the end of this development the new design exceeded fire escape regulations with the creation of four extra fire escapes in the upstairs bedrooms by creating boxes over the downstairs arched windows, had an additional 50 mm of extra insulation in the roof and insulated Internal walls.
Our clients were at the development site every day and built a great working relationship with Luke, who as part of the Development Management Team has access to a wide range of Development Specialists including Planners, Ecologists, Highways Control and Built Heritage Control.
